Lot clearing gets a wooded or overgrown parcel down to open, usable ground. We clear building lots and homesites around Monticello and across North Florida. Brush, trees, stumps, roots and debris come off, and the lot is left ready for the builder. When the job is a whole tract instead of a lot, that is land clearing on acreage.
Most of this work sits on rural lots in Jefferson, Leon, Madison, Taylor and Wakulla counties. State estimates put Wakulla County's growth near 10.5 percent from 2020 to 2024, ahead of the state. Some lots are a homesite cut out of family land. Others open ground for a house, a pole barn site or the gravel driveway back to it.

A wooded lot here is rarely just trees. Under the pines and hardwoods sits a mat of understory. Palmetto and gallberry cover flatwoods ground, with briars, vines and saplings almost everywhere. We take that down first with the mulching heads, then work the trees that have to come out.
Stumps and root balls come out with the excavator on a full clear. That matters on a homesite. A stump left inside the footprint gets in the way of everything that follows.
From there the wood goes one of two ways. It is either ground into a mulch layer on the lot, or piled for us to haul the piles off. Which way depends on how much wood is down and how clean you want the lot.
Many owners want part of a lot cleared and part left standing. The common ask is open ground for the house and the yard. Big live oaks and pines stay for shade, and a screen of trees often stays along the road.
Mark what you want kept before we start. Flagging tape on the trunks is enough. The excavator has the reach to work around a keep tree without bumping it. The mulching head is precise enough to clean up right beside the trunk.
On the back of a lot, forestry mulching is often the better call. It grinds brush and small trees in place and leaves the canopy standing. The ground opens up and the lot keeps its shade.
Know where your property lines run. Survey corners and flagging keep the machines on your ground. If a corner cannot be found, get a surveyor out before the clearing starts.
The well and the septic drainfield are set by other trades, and where they land shapes the clear. In unincorporated Leon County, a new home's site plan has to show the well and the septic system. It also has to show at least 75 feet between them. Knowing those spots early keeps the open ground where the house needs it.
Tree rules differ by county. Unincorporated Leon County protects trees by size and species, including canopy road corridors. Live oak and longleaf pine count at 12 inches across at breast height, and most other trees at 18. Ask your county before clearing, and call Sunshine 811 at least two full business days before any digging.
